TERMS & CONDITIONS

 

These Terms & Conditions govern reservations and stays at Triple Joy Apartments, 15 Adefeyisan Street, Chief Emmanuel Adu Olawaiye Estate, Olowora, Berger‑Isheri, Lagos State. By booking or making payment, the Guest agrees to be bound by the terms below. Management reserves the right to update these terms; the version in force at the time of booking applies.

1) Reservation, Caution Deposit & Charges

  • Payment confirms your reservation for the selected apartment type and dates. A booking is not guaranteed until payment is received.
  • A refundable caution deposit is required for all bookings. For short stays, a minimum deposit of ₦100,000 applies. For extended stays (7 nights or more), the deposit may be up to two (2) nights’ rent. The deposit will be refunded within 48 hours of check‑out provided there are no damages, unpaid charges or policy breaches.
  • By booking, you authorise Management to recover verified charges (e.g., damage, deep‑cleaning/remediation, smoking remediation, access device replacement/reprogramming) from the caution deposit and, where costs exceed the deposit, to collect the balance immediately via the original payment method or any method provided by the Guest. Management may request a deposit top‑up for extended stays or escalated risk.
  • Rates and availability are subject to change until payment is received. Any applicable taxes/levies, card or bank fees are borne by the Guest unless otherwise stated.

2) Check‑In & Check‑Out

  • Check‑in: 2:00 PM. Check‑out: 11:00 AM.
  • Early check‑in/late check‑out are subject to availability, pre‑approval and may attract additional fees. Unauthorised late check‑out may incur a minimum charge of half‑day rate.

3) Identification & Guest Registration

  • A valid government‑issued photo ID is required BEFORE entry for all registered overnight guests. Acceptable IDs: National Identification Number (NIN), Nigerian Driver’s License, Permanent Voter’s Card (PVC), International Passport, or Residence Permit/CERPAC (for foreign nationals).
  • Registration cut‑off: all OVERNIGHT guests must be submitted to Management before entry and no later than 9:00 PM on the day of stay (name + valid photo ID). Entry after 9:00 PM is not permitted unless already registered.
  • Only registered overnight guests are permitted. Bringing in unregistered overnight guests or exceeding the occupancy limit may result in immediate eviction and forfeiture of the caution deposit.

4) Occupancy Limits

  • Maximum of 2 adults per bedroom. 1‑Bedroom Apartment: max 2 adults. 2‑Bedroom Apartment: max 4 adults.
  • Children count toward total occupancy if they sleep over. Cribs/extra bedding must be pre‑approved (charges may apply).
  • Management approval is required to add/replace overnight guests; updates must be completed before entry and may require ID verification.

5) Day Visitors Policy

  • Day visitors are allowed by prior notice to Management and must present valid ID on request. Visitors are permitted between 9:00 AM and 9:00 PM only and must be accompanied by the registered Guest at all times.
  • Visitors may not remain overnight unless they are upgraded to registered overnight Guest(s) before 9:00 PM and total occupancy remains within the apartment limit.

6) Conduct, Parties & Noise

  • Parties, events, amplified speakers/DJ equipment, musical instruments, or loud gatherings are not permitted at ANY time. Triple Joy Apartments is within a quiet residential estate and Guests must respect neighbours and estate regulations.
  • Triggers for breach include (without limitation): neighbour complaints, estate/security reports, or staff verification of disturbance. Breach may lead to immediate termination of stay and forfeiture of the caution deposit.

7) Smoking & Substances

  • NO SMOKING inside the apartment or on balconies. Breaches may result in termination without refund, forfeiture of the caution deposit, and charges for remediation (e.g., ozone treatment, deep cleaning, soft‑furnishing replacement).
  • Evidence of smoking includes odour, ash/residue, cigarette/vape paraphernalia, or staff verification.
  • Use or possession of illegal substances is strictly prohibited.

8) Food, Bedrooms & Sofas

  • No eating in bedrooms; meals should be consumed in the dining area only.
  • No sleeping on sofas; sofas are not designed for overnight use.
  • Stains or damage to bedding, upholstery, rugs or mattresses will be charged at actual deep‑cleaning/replacement cost.

9) Facilities, Utilities & Safety

  • 24/7 power is provided via inverter/generator backup; reasonable outages and maintenance windows may occur.
  • Do not tamper with electrical or water systems; misuse or tampering will be charged.
  • For safety, no open flames (candles, shisha, fireworks) are allowed.
  • Wi‑Fi and appliances are provided for reasonable residential use only.

10) Keys, Access Devices & Security

  • Guests must safeguard keys, access cards/fobs and remotes. Lost, damaged, or unreturned items will be charged at actual replacement and reprogramming cost, which may exceed the deposit.
  • Do not duplicate keys or share access codes with unregistered persons. Management may change codes or reprogram devices at the Guest’s expense if compromise is suspected.
  • CCTV may operate in common areas for safety and security in line with NDPR.

11) Use of Premises (Residential Only)

  • Apartments are for residential lodging only. Subletting, professional/commercial use (including paid events, photoshoots/film shoots, studio sessions), or business operations that increase foot traffic/noise are prohibited.

12) Maintenance & Management Access

  • Management/contractors may enter the apartment with reasonable notice for maintenance or inspection. In an emergency (e.g., water leak, safety risk), entry may occur without notice.

13) Property Damage, Liability & Guest Property

  • Guests are responsible for any damage to the apartment, fixtures, furniture or appliances during their stay. Repair or replacement costs will be deducted from the caution deposit; where costs exceed the deposit, the Guest must settle the balance immediately.
  • Management is not responsible for loss/theft of personal items; Guests should secure valuables and ensure doors and windows are locked when leaving the apartment.
  • Parking (where provided) is at the vehicle owner’s risk.

14) Deposit Forfeiture & Termination

  • The caution deposit may be fully or partially forfeited and the stay terminated for: unregistered overnight guests; exceeding occupancy limits; smoking; illegal substances; parties/loud disturbances; pets inside the apartment(s); damage, theft, tampering, excessive mess; any breach of these Terms & Conditions.

15) Housekeeping & Extra Cleaning

  • Standard housekeeping is included. Excessive mess or specialised cleaning (e.g., stains, odours, remediation) will attract additional charges at actual cost.
  • Linen changes beyond the standard schedule are available on request and may attract a fee.

16) Cancellation & Refunds

  • 72+ hours before check‑in: Full refund (less transfer/processing fees).
  • 48–72 hours before check‑in: 50% refund.
  • <24 hours before check‑in or no‑show: Non‑refundable.
  • Refunds are processed within 5 working days.

17) Force Majeure & Governing Law

  • Management is not liable for delays or interruptions caused by events beyond its control (e.g., utility outages, strikes, extreme weather, acts of government).
  • These terms are governed by the laws of the Federal Republic of Nigeria. Venue: Lagos State.

18) Data Protection & Privacy (NDPR)

  • We collect only the personal data necessary to process bookings, verify identity, ensure safety, and comply with legal obligations—e.g., names, contact details, payment references, and the ID details listed in Section 3.
  • ID verification records are retained for up to 12 months after check‑out unless a longer period is required by law or for dispute resolution, after which they are securely deleted.
